The Roofing Contractors Association of Hawaii (RCAH) 2022 Top Roofing Awards gala was held Jan. 21 at Aulani, A Disney Resort & Spa after a two-year hiatus in keeping with pandemic safety practices.
RCAH’s ninth annual awards recognize Hawaii’s premier roofing projects of 2022. For Tim Lyons, RCAH executive director, the 2022 awards also celebrate the industry’s resilience in the face of unprecedented change.
COVID-related crunches with manpower, materials supply and rising prices forced contractors “to use their own judgment to lock in prices,” Lyons says, “which typically meant not only ordering materials, but also completing the payment. This led to some having cash-flow issues paying for materials before even starting the job, yet alone finishing the job so invoicing could be done. Inventive employee incentives had to be imagined just to get employees back to work and to retain them.”
Another major change: energy-minded roofing, which continues to gain traction and now dominates current Hawaii projects. Energy-saving materials, which require more detailed installation and training, can be a challenge: how to satisfy demand for energy-conscious roofing while at the same time providing watertight integrity and ease of installation?
Mastering new technology is key. “The roofing industry, like most others, is subject to constant change and modernization,” Lyons says. “High-tech roofing has been here for a while, but knowledge of high-tech applications and software is becoming more of a factor for success for today’s modern roofing contractor. Not only for efficient operations: It is quickly becoming a factor for everyday success and, in some cases, just for daily job completion.”

Commercial Roofing’s complete tear-off of existing composite shake roofs on 29 condominium buildings in Kihei cleared the way for a new Rustic Shingle Aluminum interlocking shake system. “The entire project covered approximately 600 squares of roofing on mansard roofs with a pitch of 20:12,” Commercial says. A crane wasn’t always available, and the roofs’ nearly vertical face required the crew to manually carry each piece down during tear-off and each new piece up during installation. 100% fall protection was in place at all times, resulting in no accidents on the job.

KING’S ROOFING
King’s Roofing installed copper sheet metal on the roofs of a Lanikai estate’s two-story buildings—“a low-cost, economical roofing solution,” says King’s Roofing. Copper, a scarce and volatile commodity during installation, had to be special-ordered. Fascia is wrapped with matching copper to extend the life of the roof lumber and structure.

Honolulu Roofing removed Turtle Bay Resort’s existing roofing and installed a new tapered system—80 mil TPO (thermoplastic polyolefin) and garden roof—during the resort’s renovation and opening on Oahu’s North Shore. “Working in a set-up area that all other trades used at the same time,” Honolulu Roofing says, “[everyone] had to have a full-time traffic officer directing all movement.”

In less than two months, Pacific Islands Group restored all roofs—a total of 155,000 square feet with 3,000 supports and penetrations—at a leading beachfront resort in Ko Olina. Comprehensive cleaning and water mitigation on all project surfaces was followed by a three-course roof repair and Johns Manville acrylic-based coating systems, says Pacific Islands. Finally, all colored roof-top designs and patterns were recreated on the newly coated roofs.

King’s Roofing installed a platinum-colored standing-seam metal roof with high-sloped peaks and steep valleys that securely anchor new solar panels. The roof’s platinum color reflects most of the heat and gives the Diamond Head home a modern, almost futuristic appearance.

The A Team Pacific crew dodged constant downpours during the re-roof of a domed building in Windward City Shopping Center. The crew first removed the roof’s existing coating and then installed Gaco Primer and a teal-colored Gaco Custom coating.

Beachside Roofing used hot fluid applied waterproofing on an amenity deck at The Howard Hughes Corp.’s newest luxury tower. On one half of the deck, Beachside designed a reverse tapered system with two layers of insulation for multiple slopes. Concrete was then poured over the top. All transitions were reinforced with Hydroseal PMMA (polymethyl-methacrylate).

Project: P-946 Corrosion Control Hangar and Parking Facility
A TEAM PACIFIC ROOFING INC.
At Marine Corps Base Hawaii in Kaneohe, a new corrosion control hangar received a newly developed flush panel siding system with 040 aluminum and embossed texture to mitigate premature corrosion. A Team Pacific installed the custom-fabricated metal roof panel assembly system and metal wall panel system, including elastomeric sheet waterproofing, roof and deck insulation and a self-adhering air barrier. The project is LEED-compliant.

Honolulu Roofing installed a new standing seam metal roof over insulated metal decking on the porte-cochère at the popular North Shore resort, as well as a new coping cap and flashings at all detail areas. The building was the only entrance and exit point for an ongoing renovation, with all trades setting up underneath the project area. Wind and safety were significant factors.

Beachside Roofing installed metal roofs on four buildings with a total area of 55,000 square feet at Maui’s recently renamed Kulanihakoi High School in Kihei. HPM/Custom Metal Roofing roll-formed long roof panels on-site. Panels on one roof were 158 feet long, the longest single-length metal panels Beachside has ever installed.

Commercial Roofing’s complete and intensive roof replacement required several scopes of work for leaks resulting from a faulty skylight, AC equipment, ductwork, roof curbs, wood sleepers, drains and more. Total square footage was about 130 squares. Working with an HVAC contractor, Commercial installed an insulated, fully adhered single-ply membrane, replaced the 30-foot by 36-foot atrium skylight and coordinated the replacement of 16 RTUs (rooftop air conditioning units).

BEACHSIDE ROOFING LLC
Beachside Roofing installed Carlisle single-ply TPO roofing over the new luxury condominium’s concrete deck. Tapered EPS (expanded polystyrene) and challenging layouts included a unique “wallums” structural system and hundreds of penetrations. Liquiseal flashing was used on the mechanical screen posts and also detailed with EPDM (ethylene propylene diene terpolymer).
