Kuilei Place, a new mixed-use tower in Moiliili, will be built by general contractor Albert C. Kobayashi Inc. for developer 2599 Kapiolani LLC, a partnership between BlackSand Capital and Kobayashi Group. Located on the corner of Kapiolani Boulevard and Mahiai Street, the project is also supported by the Hawaii Housing Finance and Development Corporation.
Kuilei Place is expected to break ground later this year and is anticipated to be complete in mid-2026.
The new tower’s 1,005 residential condominiums include 402 market-rate units. Sixty percent (603 units) are affordable, targeting households with incomes at or below 140% of area median income. The tower will also offer commercial space.
‘Green’ features will include Mitsubishi split air conditioning units and Bosch kitchen appliances in all residences, comprehensive LED lighting, Energy Star lighting fixtures and appliances, and EV charging stations. A centralized solar hot water system will be one of the first among Hawaii residential high-rises. The developers are also working with the city and state to introduce an innovative onsite greywater treatment/reuse system to reduce public utility water and sewage fees.
The Kuilei Place team also includes Design Partners Incorporated, architect; Philpotts Interiors, interior design; Baldridge & Associates Structural Engineering, structural design; Mechanical Enterprises Inc., mechanical engineering; Kelly Sueda, art consultant; and Walters Kimura Motoda, landscape architect.
