News Beat> ACK to Break Ground Soon on Alia

Albert C. Kobayashi Inc. (ACK) is general contractor on Alia, a new 39-floor luxury residential mixed-use tower at 888 Ala Moana Boulevard. ACK expects the project to support more than 500 jobs during construction, which is slated to start in mid-2023 and to end in early 2026.

Developed by Kobayashi Group and BlackSand Capital, the tower will offer 457 residences. Owner-occupant unit pricing ranges from $879,000 to $2,339,000.

Alia will feature two pools, a bowling alley, a sauna, a spa, two fitness centers, a playground and many other upscale amenities. The project is 1,050,723 gross square feet, including a 3,600-square-foot interior retail area next to a large exterior retail patio.
Designed to be Hawaii’s most sustainable residential tower, Alia will contain a state-of-the-art greywater treatment system, extensive photovoltaic panels, cross-ventilation with passive cooling, a centralized chilled water system, EV-charging, and onsite water retention and reuse. ACK will use CarbonCure concrete, a carbon-offset mix it recently used on its Hale Kalele project.

The project also includes a new park, a pedestrian-friendly renovation of Auahi Street and demolition of an existing building.
